Skypark Elara: rooftop living at the newest Laguna Phuket community
Skypark is Banyan Group's brand for rooftop living. At Laguna Lakelands it takes two seven-storey blocks beside the lagoon and gives the whole roof to residents: the signature infinity-edge pool, a BBQ terrace, sitting-out decks and walking paths over the forest. 150 residences of one to three bedrooms, interiors in a woodland palette, a balcony pet zone and a foldable work closet in every plan.

02Which units are in the campaign until 30 September 2026?
Eight priced units on the developer's campaign sheet: 1103 (1-bed 54 m² FH) THB 11.68M → 11.2M; 1203 (57 m² LH) 9.73M → 9.3M; 1303 and 1304 (54 m² LH) 10.31M → 9.9M; 1409 (54 m² LH) 9.64M → 9.3M; 1106 (2-bed 85 m² FH) 17.63M → 16.7M; 1202 (3-bed 181 m² LH) 34.04M → 32.3M; 1302 (3-bed 186 m² LH) 37.23M → 35.4M. Three more (1309, 1310, 1510) are already reserved. The special price replaces any other promotion on the same unit.
03How do I pay?
Reserve with THB 100,000 (units under THB 30M; 300,000 up to 50M). Then either 20/20/20/20/20 tied to construction stages, or 20/10/10/10 during construction with the remaining 50% financed after completion over 1, 3 or 5 years at 3%, 5% or 7% a year in quarterly instalments.
04Freehold or leasehold?
Freehold within the 49% foreign quota, otherwise a registered 30-year lease that is renewable and transferable; each unit on the list is marked FH or LH. Freehold transfer fee is 2% of appraised value (buyer); lease registration 1.1% of the lease premium (lessee).
05When will it be built?
The developer's programme is 18–24 months per building from commencement after environmental and building approvals; registration about 180 days after full payment, completion and the condominium licence. Owners may move in on the occupancy permit before registration. We send the current stage for your block on request.
06What is included and what does it cost to run?
Fixed furnishings — wardrobes, kitchen cabinets, built-in appliances — and landscaping are included; loose furniture is an optional package. Common area fee THB 50 per m² per month and a special fund of THB 100 per m² per year, invoiced quarterly; a 54 m² one-bedroom pays about THB 32,400 a year in fees plus THB 5,400 to the fund. Five-year structural warranty, two years on other components.
07Can I rent it out?
Yes. Lets of six months and longer are unrestricted. Shorter stays go exclusively through Banyan Living at 10–15% commission with a fully furnished unit. Rental income is taxable in Thailand; distributions may carry 5–15% withholding tax.
08What do owners get beyond the home?
Sanctuary Club membership (30% off Banyan hotels and golf, 25% off dining, 20% off spa), RAVA Beach Club privileges on Bang Tao Beach, Laguna Phuket amenities by shuttle and, for select units, Laguna Golf Phuket membership.
09Block 1 or Block 2?
Block 1 carries the three-bedroom 181–186 m² residences on its lagoon-facing front stack and mixes one- and two-bedrooms behind; Block 2 is one- and two-bedrooms only and stands beside the sales gallery with the rooftop pool and BBQ terrace. Use the site plan on this page and ask for the building plan by floor.

Banyan Group Residences — Banyan Tree Holdings, Singapore, listed on SGX, founded 1994 — through the project company Bang Tao Grande Limited. The group has operated Laguna Phuket next door since 1987; Skypark is its rooftop-living brand, also built at Laguna Phuket (Aurora, Celeste).
